Metal Roof Retrofit & Drainage Improvements

This approximately 50-year-old metal roof had received patches over the years, but the project also required attention to the way water moved off the building. Existing gutters sat behind the mansard parapet, with drainage routed through the mansard soffits and downspouts. Longstanding drainage problems had contributed to corrosion in the roof panels near this area.
Inside, the showroom stayed fully operational and dry for the length of the recover, with minimal disturbance to the business.

An aging metal roof. A new approach to drainage.
Garrett Construction first confirmed that the existing roof was suitable for a recover, including satisfactory screw pull tests. That allowed us to retain the serviceable roof while replacing rusted R-panel sections where needed.
Preparing the roof
Our crew installed flute fill between the metal ribs and foam cover board over it, giving the Duro-Last® membrane a continuous surface.
Gutters and downspouts
We installed gutters and downspouts, including replacement of the downspout serving the mansard area. The work brought the roof assembly, perimeter details, and drainage improvements together as one coordinated project.
